STRONG NEIGHBORHOOD RATINGS
Homes will typically have 3 or higher Roofstock Neighborhood Ratings (out of 5), which indicate at or an above-average combination of employment, income, home value, education, schools, lower crime rates and generally represent a lower risk investment.
NEWER BUILDS (1990-PRESENT)
Homes selected for Roofstock Reserve feature more recent construction or upgrades to modern standards and amenities, and may require less initial maintenance.
UNIFORM TENANT & LEASING STANDARDS
Tenants in these homes will have had to pass qualification standards including a minimum credit score, combined gross income of 3 times the monthly rent, and possess a positive rent payment history.

Due to the current COVID-19 environment, the closing process on some homes may be different depending on whether or not a professional home inspection was conducted on the home.
For homes where there are no inspection reports available, your offer will come with an inspection contingency, which allows you to obtain a professional home inspection — paid for by Roofstock — during closing. After you receive the inspection report, you have the right to cancel the contract or negotiate repairs based on the findings of the report. Your earnest money deposit will be fully refunded should you cancel the transaction before the inspection contingency expiration date.
For homes where a professional home inspection had been conducted, you can view the detailed findings of the inspection in the properties’ diligence vault. Offers on these homes do not have an inspection contingency.
When you purchase Roofstock Reserve properties, you have the option to self-manage or pick a new property manager. We do have preferred property managers that have been vetted and screened available for the home, and you can view them under the “Buy Process” tab.

Buyers will be responsible for a deductible of $75 on any service performed under the home warranty, and any amount above the deductible will be covered by the warranty provider.
