Yes, all properties will have an inspection performed by a vetted third-party home inspector and paid for by Roofstock. These inspections typically only address the condition of major components and systems, not cosmetic repairs, so additional cosmetic repairs may be required.
Properties are listed with the inspection report if that’s already been completed. If the property is listed without an inspection report, an inspection will be conducted when an offer is accepted, and you will have an opportunity to review the report prior to closing. Note that when making an offer on a Roofstock Turnkey property without an inspection, your offer will come with an inspection contingency which provides buyer protection in the form of a right to cancel or negotiate the contract during a specified window of time after receiving the inspection report.
If an inspection report is available on Roofstock, then no. If you make an offer on a property that has an inspection report available, then an inspection contingency is not available since you would have had the opportunity to review the inspection report prior to making your offer.
If an inspection report is not available on Roofstock, then yes. If there is no inspection report available when you make an offer, your offer will have an inspection contingency. This protects you, the buyer, and allows you to cancel or negotiate repairs based on the findings of a professional 3rd party inspector. Roofstock will order a complimentary home inspection after your offer is accepted.
The home warranty plan covers components and parts of many major home systems and appliances. The Roofstock Turnkey program includes a one-year home warranty from American Home Shield to replace or repair expensive items that break down, including electrical, plumbing, HVAC, furnace, boiler, hot water heater and more. Buyers will be responsible for a deductible on any service performed under the home warranty, and any amount above the deductible will be covered by the warranty provider. This deductible is currently between $75 to $100, but may be $125 in NJ, NY, CT, VT, ME, NH, RI and ME.
