Are you preapproved?

This program is designed for transaction-ready investors who know the market in which they want to invest. Agents will ask you to provide them with a preapproval letter if you are financing, or proof of funds if purchasing in cash, before proceeding.

Here’s how it works:

Submit a property.

Using the property submission form, fill in details about a property that is currently listed for sale on a multiple listing service (MLS) or another property listing site and not currently listed on the Roofstock Marketplace. The property must be in one of the Roofstock markets.

Screen the property.

Roofstock’s underwriting technology screens your submitted property at no cost. We’ll get back to you within 2 business days with updates on whether our data indicates it’s a good fit for the Roofstock Marketplace.

Connect with a vetted Roofstock Certified Agent.

Our Certified Agent Network is comprised of investor-focused agents, and you will be assigned to one who is licensed in the property’s area. Once connected, the agent will share a link to proprietary underwriting details and estimated pro forma return.

Make an offer.

Submit your offer through the Roofstock Marketplace. Before submitting, your agent will help you:

  • Review the financials.
  • Answer questions about the process.
  • Understand key insights about the local market.

Enter escrow.

Once your offer is accepted, we schedule a complimentary property inspection. Your agent will guide you through the entire purchase process, including negotiations and post-close assistance.

Close the transaction.

General program questions

Do I have to be a Roofstock customer to submit a property or market?

No. Any buyer who is preapproved can submit a property or apply to the Shop with an Agent program, although you will need to create a Roofstock account to take advantage of the benefits of buying through Roofstock.

What experience do Roofstock Certified Agents have?

Each member of the Roofstock Certified Agent Network is a full-time real estate professional with a minimum of 5 years of experience and extensive local real estate knowledge. They are vetted to have a minimum number of transactions under their belt and previous experience working with out-of-state investors to make you feel confident and knowledgeable at every part of the purchase process. Do I have to communicate with my real estate agent through the Roofstock platform?

No. You and your agent can communicate through whichever channel you prefer.

How much does the Shop with an Agent program cost?

It’s free to submit a property or market. When you submit an offer that gets accepted by the seller, the standard Roofstock Marketplace fee applies, which is equal to 0.5% of the contract price or $500, whichever is higher.

Why not just go through my own local real estate agent?

With our Shop with an Agent program, you gain the benefits of working with a vetted Roofstock Certified Agent, a free standard home inspection, and insights from the data-driven technology we use to underwrite and analyze homes for investment potential.

Preferred property questions

What types of submitted properties are likely to be approved for purchase through Roofstock?

In general, a property qualifies when our models predict it is a promising investment in a quality market, with characteristics such as strong net yield or excellent appreciation potential. Short sales, real estate owned (REO) properties, foreclosures, and “contractor specials” do not qualify.

When will I know if my preferred property is approved for purchase through Roofstock?

If your submitted property qualifies, Roofstock will connect you with a local certified agent. If it does not qualify, we will let you know via email. Either way, you’ll know within 2 to 3 business days.

If my submitted property is approved by Roofstock, what happens next?

A Roofstock Certified Agent will contact you and provide you with a private link to a property details page featuring your preferred property listing and Roofstock’s underwriting information about the property. This page will not be visible to other Roofstock users. You’ll have 2 business days to make an offer after receiving your private link.

Please note that until a formal contract is signed by you and the seller, if the property was available through a public platform (such as a multiple listing service), then the property is likely still being marketed and could go under contract with someone else.

What happens if I don’t submit an offer on my preferred property after 2 business days?

The property may become publicly available on the Roofstock Marketplace.

What happens if my offer is not accepted?

If your offer is not accepted, you can continue to work with your agent if you are interested in other properties in that market. If you would prefer to look in a different market, submit an application for that market.

What happens if nobody rents my new investment property?

One of the benefits of purchasing through Roofstock is the potential for certain properties to qualify for vacancy protection if the property is vacant and meets the eligibility requirements.

Note: Vacancy protection is not available for duplexes; multiplexes; homes purchased through Roofstock’s portfolio, short-term rental, or VIP programs; and commercial properties. Please refer to the Terms & Conditions for further details.

Does the free inspection include foundation and termite damage?

No. The home inspection that Roofstock schedules is a standard inspection. If our Roofstock-vetted inspector recommends an additional specialized inspection, they will let you know. You also have the option to order and pay for your own home inspection with the scope and inspector of your choice. Your agent can assist in providing local inspector recommendations.

What happens if my property submission does not qualify for Roofstock’s 30-day money-back guarantee or vacancy protection?

You will receive a notification that your property does not qualify for these protections. However, you may still purchase the home through the Roofstock Marketplace.
